Building Hours (Unlocked doors & HVAC)   Monday-Friday:  8:30am - 5:30pm      Saturday:  9am - 1pm     
  • Holidays = When buildings are closed.    See Tenants tab at www.80Garden.com for list of Holidays
  • Outside of Building Hours clients must be met at an exterior door.  Doors may not be propped open.
  • Any social gathering of clients or others outside of Building Hours requires prior written permission.

Dogs
  Sorry, but no comfort or therapy dogs are allowed.  Service dogs as defined per the A.D.A. are allowed. 
Candles, Incense No fires/smoldering of any type is allowed.   Your Lease may be immediately terminated.
Extra Fees  
  • $200 if you set up your router incorrectly resulting in network issues.  See Tenants tab at www.80Garden.com
  • $39/mo to share your private office (must have prior written approval).
  • $47/Sign for any changes you request or for a 2nd sign substrate.
  • Actual costs for a Work Ticket (any work not included in your lease). $50 min charge.
  • $30 if you leave a Conference Room a mess (writing on the whiteboards, tables/chairs in disarray, etc).

Kitchen Area
Only for tenants and their accompanied guests. It’s not a waiting room.
Waiting Rooms  Waiting Rooms are available for every tenant’s guests/clients.
Insurance  Your lease requires Commercial General Liability Insurance, naming Magpie Properties LLC as an Additional Insured.  The Insured Location is 80 Garden Center.   Also, it’s a good idea to obtain insurance for your personal and business property (computers, furniture, etc). The building’s insurance does not cover your property. 
Conference Rooms 1st: Register once by sending Jay an email. 2) To book a Conference Room go to  https://bwg.skedda.com/booking  and sign in. Please reserve the minimum time you need so this resource may be shared by everybody.

Dumpster  Exit Building C and you'll see a green dumpster.  
Large Objects --> Metal Door  Located under the big “80”.  A $350 repair bill may result if you use the glass doors.
Rent Payments  Via the link found in your monthly invoice.  This keeps costs low, which results in lower rents.
Refrigerator & Freezer Cleanout  As needed to avoid smells.  Signs will be posted unless there’s an urgent need.
Vacuum Cleaner  May be checked out for 30 minutes.  See Jay.
Children Children under the age of 14 must be under the supervision of an adult.
Lock Outs Brett @ LockStar: 303-887-3737 (or any other locksmith). Jay will unlock your door only if he’s onsite.
